Planning Scheme Amendment C158 - 53 Wattle Rd & 34 George St Maidstone

The Maribyrnong Planning Scheme has been amended to facilitate future residential redevelopment at 53 Wattle Road and 34 George Street in Maidstone. The amendment is accompanied by planning permit TP160/2018.

About the land

The amendment and permit apply to 53 Wattle Road and 34 George Street, Maidstone, and the adjoining unformed road. The land was previously zoned industrial and contained a warehouse building and vacant land. 

Residential properties neighbour the site to its north, east and south and industrial properties are located to the west. It is close to Highpoint Activity Centre and public transport.

The Maidstone Hampstead Road East Framework Plan (2015) identifies the land as a strategic redevelopment site suitable for transition to residential use. It recommends residential development be 2-3 storeys and include landscaping along its east and west boundaries.

Council’s Housing Strategy also nominates the site for substantial change to assist in meeting our City’s changing housing needs. 

Approved changes

Amendment C158 changes the Maribyrnong Planning by rezoning 53 Wattle Road and 34 George Street from Industrial 3 Zone to General Residential Zone. An Environmental Audit Overlay has also been applied to both sites to ensure they are suitable to be used for residential purposes.

The planning permit (TP160/2018) is to build twelve dwellings, which includes:

  • Demolition of the existing warehouse building. 
  • Construction of 12 x two-storey dwellings. The dwellings would be terrace-style with a maximum height of approximately 8 metres. 
  • Two car spaces for each dwelling. 
  • Planting of at least one canopy tree per dwelling, front garden to Wattle Road and landscaping along street interfaces.
  • Requirement that the developer construct and seal the adjoining unmade road (George Street). 

About the process

In November 2019 Council resolved to progress a request from the owner of 53 Wattle Road, Maidstone, for a combined planning scheme amendment and permit process.

Public exhibition of the amendment and draft permit was held 30 October to 7 December 2020. Five submissions were received, with no objections. 

Council considered submissions in February 2021 and resolved to adopt the amendment and draft permit. Following approval from the Minister for Planning, the amendment came into operation 12 August 2021.
