Planning Scheme Amendment C176 - Administrative Amendment

Amendment C176 was prepared and approved by the Minister for Planning to correct height control discrepancies between the reformed General Residential Zone and various Development Plans approved prior to the gazettal of VC110.  The amendment also realigned the boundary of the Commercial 1 Zone (C1Z) affected by Development Plan Overlay Schedule 7 to match the boundary of the Neighbourhood Activity Centre (NAC) shown in the Development Plan for the site. Finally, the amendment corrected a zoning anomaly at 220 Barkly Street, Footscray to remove the encroachment of the Transport Road Zone 3 (TRZ3) onto private land. 

About the Amendment

Amendment C176 changed the Planning Scheme by:

  • Rezoning former CSIRO Land (Chicago Street, Maribyrnong), affected by Development Plan Overlay Schedule 3 (DPO3), from General Residential Zone Schedule 1 (GRZ1) to General Residential Zone Schedule 2 (GRZ2). This increased the maximum building height from 11m and 3 storeys to 12m and 3 storeys.
  • Rezoning Village Way and Jindivick Street, Maribyrnong (7 Ordnance Reserve, Maribyrnong), affected by Development Plan Overlay Schedule 5 (DPO5), from GRZ1 to Residential Growth Zone Schedule 1 (RGZ1). This increased the maximum building height from 11m and 3 storeys to up to 6 storeys, consistent with the endorsed Development Plan for the site. 
  • Rezoning part of the Bradmill Site (341-383 Francis Street, Yarraville), affected by Development Plan Overlay Schedule 7 (DPO7), from GRZ1 to RGZ1; and realigning the boundary of the C1Z. This increased the maximum building height from 11m and 3 storeys to up to 8 storeys, consistent with the endorsed Development Plan for the site. It also realigned the boundary of the C1Z to be consistent with the endorsed Development Plan. 
  • Rezoning part of 220 Barkly Street, Footscray from TRZ3 to ACZ1 to remove the road reserve from private land. 

The amendment was prepared by the Minister for Planning through a fast-track process under Section 20(4) of the Planning and Environment Act 1987 and was exempted from the usual exhibition and notification requirements. 

Approval
